Determine your company’s headquarters and optimal location
If you already have an idea for business, have defined your goals, have defined all the pros and cons, have discovered your strengths and weaknesses, have analyzed the market – it’s time to think about where your headquarters will be. Do you know at all where to open a company? Or maybe you will open a virtual office or your company’s headquarters will be in your home? However, if you need to rent a property/office, consider your location. Contrary to appearances, this is a very important element of the future success of your business.

Renting an office always entails additional costs, which not everyone can afford, especially at the beginning of their business activity. If, for example, you do not yet employ employees, run a sole trader’s business, have a large living area, consider whether it would be worth investing in the company’s headquarters if you could open an office at home and use, for example, one room in your house for this purpose. If you decide to run a business in your private home, you are obliged to report this to the Municipal Council in order to determine whether it will transform the home into a commercial property. The municipality may (but does not have to) impose a higher real estate tax on you, however, only on the company’s area. The amount of tax depends on the size of the room you spend on your business, and on the decisions of the Municipal Council. According to Article 5(1) of the Local Taxes and Charges Act, the rates are set by the Municipal Council.
For example, in 2017, the maximum annual rates of property tax were as follows:

I would like to stress that the rates mentioned above are the maximum ones! This means that in not all gminas may they be that much. It depends on the findings of the Municipal Council. The payment should be made at the Municipal Office.
